Acting for a tenant of an industrial unit whose landlord had served them with a Section 25 Notice terminating their tenancy and proposing a 10% rent increase whist also requesting the removal of the tenant’s break, we successfully negotiated a 25% reduction in the passing rent whilst retaining the tenant’s break option.

We also acted for the client in simultaneous negotiations for a new lease on another unit on the estate where we agreed a rent equating to 25% less than that sought by the landlord as well as securing more secure and flexible lease terms than those sought by the landlord.
